GEOFENCE will either not disarm or it will take 5 minutes for the system to recognize i am home

First...I am trying to enter my model # and this website does not recognize it. It is VMB 4000. My issue is that when exiting the Geofence, the unit will arm. When returning to the area, the unit will either not disarm or it will take 5 miuntes for the system to recognize I am home.

That sounds like an issue with your phone. Check the location settings as well as maybe enlarging the zone in the GF settings.
